Spokane Regional Market

The Spokane regional market is the dominant commercial centre in the Inland Pacific Northwest, encompassing the City of Spokane and the Spokane Valley in eastern Washington State. The Spokane Metropolitan Statistical Area had a population of approximately 591,000 in 2021. Spokane is the largest US city between Seattle and Minneapolis and functions as the commercial, medical, and professional services hub for a tri-state catchment covering eastern Washington, northern Idaho, and portions of western Montana — a trade area of approximately 1.2 million people.

Economic profile

Spokane's economy is anchored by healthcare, higher education, government, military, and distribution. The Providence Sacred Heart Medical Center and Children's Hospital, and MultiCare Deaconess Hospital, together make Spokane the primary medical referral centre for the Inland Northwest, with specialist services drawing patients from northern Idaho's Coeur d'Alene area, the Palouse, and rural communities across a large geographic territory.

Washington State University's main campus is located in Pullman, 80 kilometres to the south, but the WSU Health Sciences campus in downtown Spokane — along with Gonzaga University, Eastern Washington University, Whitworth University, and Spokane Community College — makes Spokane a multi-institution higher education centre. Fairchild Air Force Base on the city's western outskirts provides stable military employment.

The distribution sector reflects Spokane's function as the primary logistics hub between Seattle and the Mountain West. Amazon, UPS, and regional distribution operators maintain major facilities in the Greater Spokane area.

Commercial real estate characteristics

The primary retail concentration is in the Spokane Valley, along the Sprague Avenue and Sullivan Road corridors east of the city, where the power centre infrastructure includes Costco, Home Depot, Lowe's, Walmart Supercenter, and Target. The Spokane Valley Mall anchors the eastern retail node.

Northtown Mall and the Division Street corridor to the north of downtown Spokane represent the secondary retail node, serving the north and northwest residential catchment. Downtown Spokane retains a traditional professional services concentration along Riverside Avenue and the surrounding blocks, historically anchored by banking, legal, and government tenancy.

The South Hill neighbourhood, on the plateau south of the Spokane River gorge, has developed as the primary suburban professional services location, with medical groups, financial advisors, legal firms, and business services concentrated near the south Spokane hospital complex and along the 29th Avenue corridor.

Spokane's extended catchment — incorporating northern Idaho communities (Coeur d'Alene, Post Falls, Sandpoint) and Montana communities (Missoula is a comparable-size market but four hours distant) — gives its retail and professional service markets a demand base substantially larger than the MSA population. Medical referral patterns in particular concentrate specialist procedures in Spokane facilities from across the three-state region. This catchment scale provides commercial fundamentals that exceed what the 591,000 MSA figure would indicate.
