York Regional Market
The York regional market is a historic city in North Yorkshire, England, located approximately 30 kilometres north of the M62 corridor and 30 kilometres from the A1(M) motorway, at the junction of the East Coast Main Line (London–Edinburgh) and the TransPennine railway. The York unitary authority had a population of approximately 208,000 in 2021. York's significance as a commercial and professional services market substantially exceeds its population scale: it is the administrative and professional services capital for the North Yorkshire county, draws a substantial tourist retail spend, and has an unusually high proportion of professional and managerial employment relative to its population — one of the highest in the Yorkshire and Humber region outside of Leeds.

York's economy is anchored by public sector services, higher education, financial services, and a substantial visitor economy. The University of York, a Russell Group research university with approximately 22,000 students, and York St John University, with approximately 7,000 students, together create a significant dual-university demand anchor. The financial services sector in York is larger than population size alone would imply, reflecting the city's historical role as a regional bank and insurance centre. Barclays and British Telecom maintain significant back-office operations in York. The Vangarde Shopping Park redevelopment at Monks Cross (opened 2013) is the primary contemporary retail park serving the York catchment.

The retail density and visitor footfall in the historic core create unique demand characteristics that blend professional tenancy with heritage tourism-oriented retail.
Professional office space in York is predominantly in the city centre and the York Business Park, a planned office park in the Poppleton area to the west. The Science Park at the University campus serves the technology and biotech sector.
