Kelowna Regional Market

The Kelowna regional market encompasses the city of Kelowna and its immediate satellite communities — West Kelowna, Lake Country, and Peachland — in the Central Okanagan Regional District of British Columbia. The Kelowna Census Metropolitan Area had a population of approximately 222,000 in 2021, making it the second-largest urban area in the BC Interior after Kamloops–Kelowna taken together. Kelowna is consistently identified as one of the highest-income mid-sized markets in British Columbia and is the regional services hub for the Okanagan Valley, drawing professional and retail demand from communities extending south to Oliver and Osoyoos and north to Salmon Arm.

Economic profile

Kelowna's economy is anchored by a diversified professional and services base with agriculture (tree fruit, viticulture), technology, tourism, retirement, and healthcare as primary sectors. Kelowna General Hospital is the largest employer and serves as the tertiary care referral centre for the Interior Health Authority, generating consistent specialist medical, legal, financial, and administrative demand.

The technology sector has expanded significantly since 2015, with a cluster of software and remote-work companies attracted by the quality-of-life profile, lower real estate costs relative to Metro Vancouver, and the presence of the University of British Columbia Okanagan campus. This technology employment layer supplements the traditional professional service base with higher-income workers whose service consumption reinforces the income signal.

Kelowna benefits from a substantial retirement and semi-retirement population whose asset management, estate planning, medical services, and lifestyle consumption demands anchor professional service tenancy. The combination of active retirees, technology workers, and healthcare professionals gives Kelowna an unusually deep multi-layer demand profile for a market of its size.

Commercial real estate characteristics

The primary power centre node in Kelowna is concentrated along Harvey Avenue (Highway 97) in the city's central retail corridor and the Orchard Park area, with Costco, Home Depot, Walmart, and Canadian Tire anchoring the large-format retail base. The Orchard Park Shopping Centre is the dominant enclosed mall for the Okanagan region, drawing shoppers from the entire valley.

A secondary commercial node has developed in West Kelowna along Westside Road near the Bear Creek area, serving the residential growth on the western shore of Okanagan Lake. Lake Country to the north is developing commercial infrastructure ahead of continuing residential growth along the Highway 97 corridor between Kelowna and Vernon.

Office supply in the Kelowna market includes both downtown professional space along Bernard Avenue and the Pandosy Village node, as well as suburban professional parks in the mission and south Kelowna areas. Medical and dental professional suites are concentrated in clusters near the hospital and in established professional parks.

Regional draw and catchment

Kelowna's commercial catchment extends significantly beyond the CMA boundary. The absence of comparable large-format retail and professional services between Kelowna and Penticton (to the south), Vernon (to the north), and the Shuswap (to the northeast) means that Kelowna serves as the default destination for higher-order goods and services across a catchment of approximately 350,000–400,000 people.

This extended catchment gives Kelowna commercial fundamentals stronger than its resident population would suggest, and makes it particularly resilient to individual sector downturns in the local economy.
