Inverness Regional Market

The Inverness regional market is the administrative capital of the Scottish Highlands Council area and the primary urban centre for the northern half of Scotland. The Inverness urban area had a population of approximately 48,000 in 2021, but as the only city of any scale in the Scottish Highlands, it serves as the commercial, healthcare, educational, and professional services hub for an extremely large geographic catchment of approximately 250,000 people across the Highland and Moray council areas. Inverness has been one of the fastest-growing cities in Scotland since 2000, driven by renewable energy investment, population migration from rural Highland communities, and the expansion of Highland-based service industries.

Economic profile

Inverness's economy is anchored by public sector services, healthcare, energy, tourism, and distribution. NHS Highland operates the Raigmore Hospital in Inverness as the primary acute care facility for the Highlands — the only major district general hospital between Inverness and Shetland to the north — making Raigmore a Level 1 specialist hub for a catchment covering thousands of square kilometres. The NHS is the single largest employer in the Highland economy and the primary demand driver for specialist professional services (medical legal, healthcare administration, specialist nursing professional services).

The renewable energy sector has become a significant economic driver. The Highlands and Islands Development area holds the majority of Scotland's onshore wind generating capacity, and Inverness serves as the headquarters and logistics base for a growing number of wind energy developers, operators, and supply chain companies. The Eastgate Shopping Centre in the city centre is the primary enclosed retail mall for the Highlands.

The scale of investment at the Inverness Retail Park — comparable in anchor quality to parks serving cities three to four times Inverness's size — reflects the extended catchment and the absence of competing retail destinations across the Highland catchment area.

Professional office supply in Inverness is limited compared with comparable-size English towns. The Crown area (east of the city centre) and the Beechwood Business Park are the primary locations for professional services office space. The scarcity of Class A office space is a distinctive characteristic of the Inverness market and represents both a gap and an opportunity.
