The Greenville–Spartanburg regional market encompasses the adjacent urbanised areas of Greenville and Spartanburg in Upstate South Carolina, together forming one of the most significant commercial centres in the Southeastern United States outside the major metro tier. The Greenville–Anderson–Mauldin Metropolitan Statistical Area — which in combination with the Spartanburg MSA forms an effectively contiguous urban labour market — had a combined population of approximately 940,000 in 2021. Commercial real estate characteristics

The Haywood Road / Woodruff Road corridor in east Greenville is the primary power centre and suburban retail concentration, including Costco, Home Depot, Lowe's, Walmart Supercenter, Target, Best Buy, and a comprehensive mid-box and restaurant retail ecosystem. This corridor, running roughly parallel to Interstate 85, extends into Mauldin and Simpsonville to the south, providing a large-format retail zone with strong anchor presence.

Spartanburg's commercial base is concentrated along Interstate 85 and the Westgate Mall corridor, with a suburban retail node and industrial park environment that reflects its manufacturing-adjacent economic character.
