Woodfine Projects

The buildings-and-places record for Woodfine Capital Projects Inc.: six development classes, the design system behind them, and the site-selection method built on established retail anchors. Articles span regional markets across North America and Europe, the planned development program, and the maps and data behind the analysis.

Regional MarketsIndex

Regional Markets covers where we look. This category holds the covered market set behind site selection — the Top 400 set, the tier and co-location indices behind them, and a profile page for every market that has one today.

Start here: Regional Markets Intelligence System

Where to start

Eighty-two pages sit in this category, most of them individual market profiles. These five orient the whole set: what a Regional Market is, how markets are classified, and the two continental qualifying sets. The country pages below are the way into the profiles themselves.

Coverage Methodology

The three reference articles behind the covered market set: the co-location analysis system itself, what qualifies a settlement as a Regional Market on the map, and the four-tier classification applied across North American and European markets.

  • Regional Markets intelligence system — Reference article for the co-location analysis system that identifies suburban retail markets in North America and Europe.
  • Regional market definition — Spatial containers on the location intelligence map — how coverage differs from a qualified Regional Market, and why coverage alone is not a market-strength claim.
  • Co-location tier system — The four-tier classification — Regional, District, Local, Fringe — assigned to every co-location cluster on the platform, the predicate gates that determine it, and how the system applies across North American and European markets.

The Top 400 Markets

The two qualifying sets: four hundred markets per continent that meet the co-location anchor-composition gates. Europe draws its four hundred from a 650-market qualifying pool across fifteen countries; North America draws its four hundred from a pool of 1,121 across three. No rank or score is published for any market in either set. Both pages were rebuilt on 2026-09-06 against the confirmed 2026-08-07 dataset.

Co-Location Indices by Country

Two country-level co-location indices remain as standalone pages — Mexico and the Nordics. The other five were merged into their country pages on 2026-09-05 and are read there: United States, Canada, Spain, Italy, and Poland, each under a Co-location anchor network section. Every index classifies named-anchor convergence node by node within its own country and supplies the underlying cluster data the continental sets are built from.

Both now have country pages alongside them — Mexico, and for the Nordics Sweden, Denmark, Finland, and Norway. Whether they are folded in the way the other five were remains open.

  • Co-location index: Mexico — Index of commercial convergence nodes in Mexico, identifying sites where Walmart Supercentre anchors cluster with Home Depot, Costco, and civic infrastructure.
  • Co-location index: Nordics — Index of commercial convergence sites across Sweden, Norway, Denmark, Finland, and Iceland, anchored by IKEA with Nordic secondary operators.

Top 400 Markets by Country

Eighteen country-level Regional Market indices filter the continental Top 400 tables down to a single country's entries: Canada, United States, Mexico, United Kingdom, Spain, Italy, Poland, Sweden, Czechia, Finland, Hungary, Slovakia, Romania, Bulgaria, Denmark, Greece, Croatia, and Norway.

The confirmed 2026-08-07 dataset covers eighteen countries, and every one has a country page. Each page's table is built from that dataset, so the counts here, on the country pages, and on the two continental tables reconcile.

Market Profiles

The country index pages are the way into the profiles. Each atlas- page lists its own country's markets in a single table, with the metropolitan reference point and cluster composition for every entry: Canada, United States, Mexico, United Kingdom, Spain, Italy, Poland, Sweden, Czechia, Finland, Hungary, Slovakia, Romania, Bulgaria, Denmark, Greece, Croatia, and Norway. This page no longer enumerates every profile; the country tables do, and they carry the market-level detail an enumeration here cannot. Behind those tables the profiles are grouped by planned Direct-Hold jurisdiction — all nine jurisdictions (Canada, the United States, Mexico, Spain, Poland, the United Kingdom, Italy, the Nordics, and New Europe) now carry profile pages, so the collection can be read a jurisdiction at a time as coverage grows.

73 individual market profile pages exist today (EN+ES pairs), each with population and economic context sourced from Wikipedia.

Each profile page states its own position: a published entry in the Top 400 set, a metropolitan reference point that other entries are measured against, or a market that did not qualify on anchor composition. The country tables are the authoritative view of what is published.

Two hand-maintained lists previously drew that published/reference-only distinction on this page. They covered 32 of the 57 profiles, were never rebuilt after the confirmed 2026-08-07 dataset was adopted — five entries listed as verified had left that dataset, six listed as reference-only had entered it, and the Greek, Croatian, and Norwegian profiles appeared in neither — and were removed on 2026-09-06 rather than left standing as a stale second view of the country tables. The distinction itself is real, and is carried by the country tables and by each profile page.

Spartanburg, SC is a known inconsistency in the source data: it appears in the North American Top 400 table while the profile page describes Spartanburg as a metropolitan reference point rather than a ranked entry. The question sits with the dataset, not this page.

Archived: the seven German city profiles, Chambéry (France), and Breda (Netherlands), together with their three country index pages. Germany, France, and the Netherlands are outside the current Regional Markets methodology, so these markets are no longer covered. Their slugs redirect here.
