Poland — Regional Market index

The Poland regional market index lists the 16 Polish entries in the Top 400 Regional Markets — Europe set. Each entry is a named suburb or satellite municipality between 15 and 80 kilometres of a major Polish metropolitan reference point that contains at least one retail co-location cluster, qualified under the co-location regional market framework. This page is a filtered, Poland-specific view of that continental table — not a separate dataset — so every entry and tier count below matches the continental table exactly and updates automatically if that table is corrected. No rank or score is published for any market.

Metropolitan groupings

Poland's 16 markets cluster most heavily around Katowice (4 markets), reflecting the density of the Upper Silesian Industrial Region's suburban belt — the same regional cluster that anchors Bielsko-Biała. Kraków (3) and Gdańsk (2) form a second tier. The remaining markets are single entries reporting to Kielce, Bydgoszcz, Łódź, Gliwice, Warsaw, Wrocław, and Łomża.

Tier composition

Bielsko-Biała (suburb of Katowice) is Poland's only entry with two Tier 1 clusters and a civic anchor. Radom (suburb of Kielce) is a rare T1+T2+T3 combination with a civic anchor. Toruń and Częstochowa each combine a Tier 1 and a Tier 2 cluster. Ten of Poland's remaining entries qualify on a single Tier 1 cluster with no civic anchor, and Gdynia and Nowy Sącz qualify on a Tier 2+Tier 3 combination.

Co-location anchor network

The Poland Co-location Index evaluates commercial nodes across the Polish market using the Retail co-location methodology and the deterministic ranking system. Sites are evaluated where IKEA operates as the Primary Target anchor, against secondary operators (Makro, Leroy Merlin) and tertiary civic infrastructure within defined catchment radii. Poland is one of the four markets covered in the co-location tier system.

Anchor Network

IKEA operates approximately 12 stores in Poland, with locations in Warsaw (two stores), Kraków, Wrocław, Gdańsk, Poznań, Łódź, Katowice, Lublin, Bydgoszcz, Białystok, and Szczecin. Secondary anchors are densely distributed: Leroy Merlin (~60 locations), Makro (~40 Metro Cash & Carry locations), Castorama (~80 locations), and OBI (~50 locations). Poland's 24 major public universities and voivodeship capital hospitals provide tertiary infrastructure in the same cities as IKEA operations.

Central European convergence density

Poland's retail expansion through the 2010s and 2020s produced high-density co-location convergence, particularly in mid-sized cities (population 200,000–600,000) where a single commercial zone accommodates multiple large-format anchors. Cities such as Wrocław, Poznań, Gdańsk, and Kraków combine IKEA presence with secondary anchor density and strong tertiary civic infrastructure, producing reliable District-tier conditions.

District — high-validation commercial nodes

A District-tier node in Poland pairs the IKEA primary anchor with a hardware or warehouse secondary — Leroy Merlin, Makro, Castorama, and OBI are the operators that most often satisfy this gate — top-quartile catchment population, and hospital access within the civic ring. The convergence of operators across categories confirms the site's commercial standing.
