Canada's commercial real estate market is characterised by strong regional differentiation. Alberta and British Columbia markets benefit from elevated household income driven by energy and technology employment respectively. Ontario outside the Greater Toronto Area presents a dense network of mid-sized cities with established national retail penetration. Quebec's secondary markets exhibit income profiles that broadly meet co-location thresholds outside the Montreal metro. Atlantic Canadian markets are generally smaller but include several cities meeting population and income screens.

The national retail landscape provides a consistent qualification signal. The presence of Costco, Home Depot, Canadian Tire, and Loblaw-affiliated warehouse formats confirms income and demand conditions across the regional market set. These anchors have invested independently in site-selection analysis and their presence constitutes third-party corroboration of market viability.

Provincial coverage

Ontario — the highest market count of any Canadian province. Markets spanning the Greater Golden Horseshoe beyond the Toronto metropolitan boundary, Eastern Ontario, Southwestern Ontario, and Northern Ontario urban centres.

Alberta — markets in the Calgary region outside the primary urban core, the Edmonton Capital Region beyond the metro, and mid-sized cities including Lethbridge and Red Deer.

Sites are evaluated based on the proximity of Secondary anchors (Costco, Home Depot) and Tertiary institutional infrastructure (Healthcare, Higher Education) to the Primary Target anchor (Walmart Supercentre).
