Canada — Regional Market indexIndex

The Canada regional market index ranks Canadian cities and metropolitan areas that meet the population, disposable income, and retail infrastructure thresholds established by the co-location regional market framework. Canada offers a substantial and geographically distributed set of qualifying regional markets: the country's population distribution produces numerous centres of 50,000 to 500,000 outside the primary Toronto, Vancouver, and Montreal metropolitan areas, many with high household disposable income and established power centre investment.

National context

Canada's commercial real estate market is characterised by strong regional differentiation. Alberta and British Columbia markets benefit from elevated household income driven by energy and technology employment respectively. Ontario outside the Greater Toronto Area presents a dense network of mid-sized cities with established national retail penetration. Quebec's secondary markets exhibit income profiles that broadly meet co-location thresholds outside the Montreal metro. Atlantic Canadian markets are generally smaller but include several cities meeting population and income screens.

The national retail landscape provides a consistent screening signal. The presence of Costco, Home Depot, Canadian Tire, and Loblaw-affiliated warehouse formats confirms income and demand conditions across the regional market set. These anchors have invested independently in site-selection analysis and their presence constitutes third-party corroboration of market viability.

Provincial coverage

Ontario — the highest market count of any Canadian province. Markets spanning the Greater Golden Horseshoe beyond the Toronto metropolitan boundary, Eastern Ontario, Southwestern Ontario, and Northern Ontario urban centres.

Alberta — markets in the Calgary region outside the primary urban core, the Edmonton Capital Region beyond the metro, and mid-sized cities including Lethbridge and Red Deer.

British Columbia — markets in the Okanagan Valley, Vancouver Island outside the Victoria CMA, the Fraser Valley, and the Thompson-Nicola region.

Saskatchewan and Manitoba — Saskatoon and Regina as primary qualifying markets; Winnipeg regional suburbs meeting power centre and income screens.

Quebec — markets in the Quebec City region, Saguenay–Lac-Saint-Jean, Estrie, and Laurentides–Lanaudière outside the Montreal metro.

Atlantic provincesMoncton, Fredericton, Charlottetown, and Sidney/Cape Breton as primary qualifying markets; others assessed individually.

Correction (2026-08-02): the real community in Cape Breton, Nova Scotia is spelled Sydney, not "Sidney" — "Sidney" names a different, unrelated real place (Sidney, BC, near Victoria on Vancouver Island). Flagged, not resolved.

Correction (2026-07-16): none of Barrie–Innisfil, Kelowna, Lethbridge, Moncton, or Regina — all previously listed above as "primary qualifying markets" or in the removed Sample markets table below — actually appear among Canada's 23 verified entries in the Top 400 Regional Markets — North America list. This doesn't mean these places aren't real Canadian markets with their own individual profile articles; it means they are not currently ranked in the TOP400 co-location screen specifically. The Provincial coverage prose above is left as a qualitative regional description rather than rewritten, but should not be read as implying these five named markets are TOP400 entries.
