El índice de mercados regionales de España clasifica las ciudades y capitales de provincia españolas fuera de las áreas metropolitanas primarias de Madrid y Barcelona que cumplen los umbrales de población, ingresos e infraestructura comercial establecidos por el marco de mercados regionales de co-ubicación. La organización territorial de España en diecisiete comunidades autónomas, cada una con un centro urbano principal y una red de ciudades secundarias, produce un conjunto estructurado de mercados regionales calificados distribuidos por la Península Ibérica.

Contexto nacional

El mercado inmobiliario comercial de España presenta una geografía de ingresos distintiva. Las comunidades autónomas del norte — País Vasco, Navarra, La Rioja y Aragón — muestran ingresos por hogar por encima de la media nacional, coherentes con sólidas bases de exportación industrial y agrícola. El corredor mediterráneo desde Cataluña hasta Murcia contiene varios mercados regionales calificados con inversión inmobiliaria comercial y minorista establecida.

El panorama minorista español está anclado por Mercadona, Leroy Merlin, IKEA y Decathlon, con hipermercados Alcampo (Auchan) y Carrefour presentes en la mayoría de las capitales provinciales con más de 100.000 habitantes.
