The Six Development Classes
Development Classes walks through all six: what each building type is, who it serves, and how it is sited. Development Class Economics sets out the numbers behind each one. Four classes carry current, in-force definitions; two are planned and described in intended terms until their physical specifications are formally set.

- Retail select development class — Retail Select is the single-storey commercial-retail class that complements Woodfine's multi-storey office buildings within the 1.0-kilometre power centre radius.
- Tech industrial development class — Tech Industrial is a single-format industrial-retail building — 25% retail storefront, 75% shop floor with grade-level panel van access — serving last-mile logistics and workshop tenants within the co-location footprint.
- Parking structures development class — Parking Structures are planned for regional transit hubs and airport catchment zones, providing structured parking as a standalone direct-hold asset outside the power centre proximity model.
- Vertical warehouses development class — Vertical Warehouses are planned as a purpose-built vertical-stacking industrial and logistics class for inter-city fringe locations, sited outside the power centre proximity model.
Tenant Curation and Procurement
