Development Classes
Woodfine direct-hold deployments fall into six classes: Professional Centres, Suburban Office, Retail Select, Tech Industrial, Parking Structures, and Vertical Warehouses. Each class addresses a distinct occupier demand category. Four of the six classes correspond to a specific proximity relationship with the power centre anchor; Parking Structures and Vertical Warehouses instead follow a siting logic outside the power centre proximity model. The class determines the physical form — including structural system, floor plate geometry, and building services — while the co-location strategy determines the site.
Professional Centres
Professional Centres are multi-storey office buildings that serve the five target tenant categories: academic, business, civic, laboratory, and medical. They are the primary and most widely deployed class, positioned within 1.0 kilometre of a power centre. Each occupier category receives a purpose-configured fit-out within the fixed floor plate, with furniture and equipment geometry derived from the specific use case.
Suburban Office
Suburban Office places multi-storey office product within 2.0 kilometres of the power centre anchor, where site geometry or land availability prevents 1.0-kilometre positioning. It serves the same tenant base as Professional Centres, extending the class's reach to sites that cannot support the tighter proximity radius.
Retail Select
Retail Select positions single-storey commercial-retail uses (bank branches, drive-through services) within the 1.0-kilometre power centre radius. These serve as street-level complements to the multi-storey office classes in a campus deployment.
Tech Industrial
Tech Industrial is planned as a light-industrial and flex-industrial building type serving technology-adjacent occupiers — data-processing support, light assembly, and research-and-development-adjacent uses — within the co-location footprint. The class is intended to extend the direct-hold portfolio into occupier categories that Professional Centres, Suburban Office, and Retail Select do not address. Tech Industrial's physical dimensions, floor plate standard, and precise siting radius are still to be finalized; the class is described here in planned and intended terms until those definitions are formally supplied.
Parking Structures
Parking Structures are intended for deployment at regional transit hubs and airport catchment zones, providing multi-storey structured parking infrastructure as a standalone direct-hold asset. The transit hub context means the occupancy driver is regional mobility infrastructure rather than retail anchor adjacency.
Parking Structures are planned as part of the Woodfine direct-hold portfolio expansion. The co-location adjacency methodology does not apply to this class; site selection is governed by transit hub capacity and modal connectivity analysis.
Vertical Warehouses
Vertical Warehouses are intended as a purpose-built solution for inter-city fringe locations requiring vertical stacking of industrial and logistics functions. Unlike low-rise warehouse platforms, the Vertical Warehouse model is designed to address urban land scarcity while serving last-mile and regional logistics demand concentrated near population centres.
Vertical Warehouses are planned for locations beyond the power centre proximity criterion; their site selection is governed by inter-city logistics network topology rather than retail adjacency. The class is under development and is intended to expand the direct-hold portfolio beyond the office-focused Professional Centre model.
The rollout program as a cross-class framework
The rollout program — the systematic repetition of a standardized design across multiple sites — applies to all six classes. Each class has its own prototype geometry and fixed floor plate standard, enabling consistent cost and schedule performance across deployments regardless of market or jurisdiction.
The class taxonomy is exhaustive and categorical. A deployment is a Professional Centre, a Suburban Office, a Retail Select, a Tech Industrial, a Parking Structure, or a Vertical Warehouse — no hybrid classifications exist within the direct-hold portfolio framework.
