Parking Structures Development Class

Parking Structures is one of the six development classes planned for Woodfine Management Corp.'s direct-hold portfolio. Unlike the four proximity-based classes, Parking Structures is intended for a different siting context entirely — regional transit hubs and airport catchment zones — and is described here in planned and intended terms.

What Parking Structures are intended to be

Parking Structures are intended to be multi-storey structured parking assets, held and operated as a standalone direct-hold investment rather than as a supporting amenity to an office or retail building. This distinguishes the class from parking provided as part of a Professional Centres or Suburban Office campus: a Parking Structure is the asset itself, not infrastructure serving another building on the site.

Siting logic: regional transit hubs and airport catchment zones

Parking Structures are intended for deployment at regional transit hubs and airport catchment zones. This siting context is deliberately outside the power centre proximity model that governs Professional Centres, Suburban Office, and Retail Select. Where those three classes are positioned relative to a power centre anchor, Parking Structures are positioned relative to transit infrastructure — a regional rail station, an airport, or a comparable hub where structured parking demand is driven by travel patterns rather than retail adjacency.

Why co-location adjacency does not apply

The occupancy driver for a Parking Structure is regional mobility infrastructure, not proximity to a retail anchor. Because of this, the co-location adjacency methodology that scores sites for the other five classes does not apply to Parking Structures. Site selection for this class is instead governed by transit hub capacity and modal connectivity analysis — an assessment of how much parking demand a given transit hub or airport catchment generates and how well a candidate site connects to the hub's access points, rather than a power centre cluster score.

Status: planned portfolio expansion

Parking Structures are planned as part of the broader expansion of the Woodfine direct-hold portfolio beyond its office- and retail-anchored classes. As with Tech Industrial and Vertical Warehouses, the class is under development, and this article will be updated as its siting and structural standards are formally defined.
