Vertical Warehouses Development Class

Vertical Warehouses is one of the six development classes planned for Woodfine Management Corp.'s direct-hold portfolio. Like Parking Structures, it is sited outside the power centre proximity model that governs the four office- and retail-facing classes, and is described here in planned and intended terms.

What Vertical Warehouses are intended to be

Vertical Warehouses are intended as a purpose-built solution for inter-city fringe locations requiring vertical stacking of industrial and logistics functions. Unlike low-rise warehouse platforms, the Vertical Warehouse model is designed to address urban land scarcity while serving last-mile and regional logistics demand concentrated near population centres — stacking, rather than spreading, the floor area that industrial and logistics tenants require.

Siting logic: the inter-city fringe

Vertical Warehouses are planned for locations beyond the power centre proximity criterion that governs Professional Centres, Suburban Office, and Retail Select. Their site selection is instead governed by inter-city logistics network topology — position within the routes and nodes that connect regional distribution flows — rather than retail anchor adjacency.

Why the class exists

The class is intended to expand the direct-hold portfolio beyond the office-focused Professional Centres model, addressing industrial and logistics demand that the office and retail classes do not serve. Vertical stacking is the specific design response to urban land scarcity at inter-city fringe sites, where horizontal warehouse footprints of the scale that low-rise logistics platforms require are not available, but demand for last-mile and regional logistics capacity near population centres persists.

Status: under development

Vertical Warehouses is under development within the direct-hold portfolio, alongside Tech Industrial and Parking Structures. This article will be updated as the class's structural system, floor plate standard, and site-selection criteria are formally defined.
