Woodfine Projects

The buildings-and-places record for Woodfine Capital Projects Inc.: six development classes, the design system behind them, and the site-selection method built on established retail anchors. Articles span regional markets across North America and Europe, the planned development program, and the maps and data behind the analysis.

Development ClassesIndex

Development Classes names what Woodfine actually builds: four development classes in force today, two more planned, and the tenant mix and procurement disciplines that fill and supply them.

Start here: Development Classes

Where to start

Eleven articles cover what Woodfine builds, and how a building fills and supplies itself. The way in is the six development classes themselves — four in force, two planned. Everything else in this category (economics, tenant mix, vocabulary) is reached from its own section further down.

  • Professional Centres — Three-to-five-floor office buildings for professional service tenants, built within 1.0 km of a power centre anchor.
  • Suburban Office — Extends the Professional Centres office product to a 2.0-kilometre radius where 1.0-kilometre siting is not feasible.
  • Retail Select — The single-storey commercial-retail class that complements Woodfine's multi-storey office buildings.
  • Tech Industrial — A single-format industrial-retail building serving last-mile logistics and workshop tenants.
  • Parking Structures — Planned for regional transit hubs and airport catchment zones.
  • Vertical Warehouses — Planned as a purpose-built vertical-stacking industrial and logistics class.

The Six Development Classes

The two overviews and the six class definitions. Four classes carry current, in-force definitions; two are planned and described in intended terms until their physical specifications are formally set.

  • Development classes — The six development classes for Woodfine direct-hold deployments: Professional Centres, Suburban Office, Retail Select, Tech Industrial, Parking Structures, and Vertical Warehouses.
  • Development class economics — The economic characteristics of Woodfine's direct-hold building classes: Professional Centres, Suburban Office, Tech Industrial, and Retail Select, with Parking Structures and Vertical Warehouses to follow.
  • Professional centres development class — Professional Centres are three-to-five-floor office buildings for professional service tenants, built to a fixed Prototype within 1.0 km of a power centre anchor.
  • Suburban office development class — Suburban Office extends the Professional Centres office product to a 2.0-kilometre radius where 1.0-kilometre siting is not feasible, serving the same tenant base in a fallback deployment format.
  • Retail select development class — Retail Select is the single-storey commercial-retail class that complements Woodfine's multi-storey office buildings within the 1.0-kilometre power centre radius.
  • Tech industrial development class — Tech Industrial is a single-format industrial-retail building — 25% retail storefront, 75% shop floor with grade-level panel van access — serving last-mile logistics and workshop tenants within the co-location footprint.
  • Parking structures development class — Parking Structures are planned for regional transit hubs and airport catchment zones, providing structured parking as a standalone direct-hold asset outside the power centre proximity model.
  • Vertical warehouses development class — Vertical Warehouses are planned as a purpose-built vertical-stacking industrial and logistics class for inter-city fringe locations, sited outside the power centre proximity model.

Tenant Mix and Procurement

How a building fills and supplies itself: the tenant curation model that assembles a stable five-category ecosystem, and the procurement structure that aggregates materials purchasing across simultaneous projects to secure national pricing, with rebates flowing back to the Direct-Hold Solutions.

  • Mix-of-Use — A strategic tenant curation model that assembles a professional ecosystem from five stability-anchored tenant categories within each Woodfine building.
  • Centralized buying program — Procurement structure aggregating materials purchasing across simultaneous building projects to secure National Pricing, with rebates flowing to the Direct-Hold Solutions.

Vocabulary

The proprietary terms used across this category — Development Class, Prototype, Fixed Floor Plate, and Rollout Program — kept distinct from generic AEC industry usage.

  • Glossary of Woodfine Development Vocabulary — A curated glossary of proprietary Woodfine direct-hold vocabulary — Development Classes, Prototype, Fixed Floor Plate, Rollout Program, and related terms — distinct from generic AEC industry terminology.
