The Germany regional market index ranks German cities and regional centres outside the seven primary commercial markets (Berlin, Hamburg, Munich, Cologne, Frankfurt, Stuttgart, Düsseldorf) that meet the population, income, and retail infrastructure thresholds established by the co-location regional market framework. Germany's federal structure and historically polycentric urban system produce an unusually large number of qualifying regional markets: mid-sized cities with independent economic bases, high household incomes, and established retail investment are distributed across all sixteen Bundesländer.

National context

Germany's commercial property market outside the Big Seven is characterised by:

High income floor. German regional markets generally exhibit household disposable income above the OECD median for their size cohort, reflecting the country's high minimum wage, strong trade union wage agreements, and deep manufacturing employment base in mid-sized cities.

Fachmarktzentrum retail format. The German equivalent of the North American power centre — a retail park combining DIY (Baumarkt), electronics, food, and home furnishings anchors — is a consistent feature of qualifying German regional markets. The presence of OBI, Bauhaus, or Hornbach alongside a Kaufland or Real hypermarket confirms the income and demand conditions required for professional centre co-location.

Planning environment. German retail planning is more restrictive than North American equivalents: large-format retail requires specific designation in development plans. This restricts Fachmarktzentrum formation to markets with sufficient demand history, making existing retail park investment a stronger confirmation signal than in less-regulated markets.

Lower Saxony and Bremen surrounds — Braunschweig, Göttingen, Hildesheim, Osnabrück.

Eastern Germany — Dresden (Big Seven adjacent; secondary markets only), Erfurt, Magdeburg, Rostock, and the Saxony-Anhalt regional centres.
