Tech Industrial es una de las seis clases de desarrollo en la cartera de tenencia directa de Woodfine Management Corp. Es un formato de edificio de un solo piso distinto de los formatos de oficina de Professional Centres y Suburban Office y del formato comercial de Retail Select, combinando un local comercial con espacio industrial de taller.

La configuración 25/75

Los edificios Tech Industrial proporcionan un componente de 25% de local comercial y 75% de área de taller, con acceso de furgoneta de panel a nivel de suelo en el nivel del taller. La configuración 25/75 está estandarizada y se aplica de manera consistente independientemente de los requisitos operativos específicos de los inquilinos individuales — es un Prototipo fijo, no una personalización por inquilino.

Ajuste de arrendatarios

El formato Tech Industrial acomoda a operadores de logística de última milla y usuarios de taller que requieren acceso directo de vehículos a nivel combinado con presencia comercial — ocupantes cuyas operaciones se sitúan entre el uso comercial convencional y un uso industrial más pesado. Los inquilinos de Tech Industrial atienden la demanda de logística de última milla, manufactura ligera y servicios que genera un clúster comercial regional: a medida que un Centro Comercial atrae actividad minorista y profesional, la infraestructura de cadena de suministro, mantenimiento y servicios que la respalda crece proporcionalmente, y los espacios Tech Industrial en el sitio o adyacentes a él acomodan a los operadores que atienden esa demanda.

Emplazamiento dentro de la huella de co-localización

Como Retail Select, Tech Industrial funciona como un formato de relleno: no se despliega como un producto independiente, sino que maximiza la cobertura del sitio en un Sitio de Desarrollo donde los tipos de edificio de oficina principales no consumen toda el área desarrollable o donde aplican restricciones de altura de zonificación, en relación con un ancla de centro de potencia calificada bajo la metodología de co-localización.
