Urban GrowthIndex
Urban Growth covers the city-scale forces behind demand: the co-location archetypes a site can belong to, and the demographic and parking standards that follow from them.
Start here: Commuter (PKS)
Co-Location Archetypes
Commuter (PKS) and Urban Fringe (VWH) are two of the three Location Intelligence co-location archetypes: transit-adjacent sites with significant parking, and large-format retail and distribution-industrial activity on the metropolitan periphery, respectively. The third archetype, Retail Centres (PRO), is covered in Site Selection.
- Commuter — Commuter (PKS) clusters identify transit-adjacent commercial sites with significant parking — commuter rail, transit hubs, park-and-ride, and highway-exit commercial — one of three Location Intelligence co-location archetypes.
- Urban Fringe — Urban Fringe (VWH) clusters identify large-format retail and distribution-industrial activity on the urban periphery — big-box hardware, home improvement, and logistics — one of three Location Intelligence co-location archetypes.
Demographic and Parking Standards
Optimum Mosaic Demographic Profiling and the Regional Market Demographic Threshold cover the population signals that separate a qualifying market from a local-serving community. Parking Ratio Standards sets the stall-per-square-foot requirement every site must meet before construction.
- Optimum mosaic demographic profiling — Demographic methodology deriving the Optimum Mosaic — Woodfine's target consumer signature — from the highest sales-per-square-foot Walmart Supercentre trade areas.
- Regional Market demographic threshold — Demographic conditions distinguishing a qualifying Regional Market from a local-serving community, led by National Retailer sales per square foot and secondary trade strength.
- Parking ratio standards for professional centres — Parking standard in the Woodfine Universal Governance Bylaws: minimum 3 stalls per 1,000 square feet of net leasable area, with a target of 4, specified before construction.
