Power Centre land availability

Woodfine sources a meaningful share of its Development Sites from land that already sits inside an operating Power Centre. This is the excess parking a Power Centre owner has reserved, and management's experience operating Power Centres in Regional Markets is that this reserved land is frequently available for purchase.

Why Power Centres carry excess parking

Retail tenants have historically demanded more parking than municipal codes require. Power Centre owners have built to that tenant demand rather than to the regulatory minimum. Owners have also tended to hold land in reserve, anticipating that a National Retailer might later want to expand onto the same site. Both practices leave more paved parking on a Power Centre parcel than its operating tenants use on a typical day.

The land-sourcing thesis

Woodfine treats the identification of underutilized parking reserves as a distinct, repeatable method for sourcing Development Sites. It sits alongside — not in place of — direct negotiation for parcels immediately adjacent to a Power Centre. Both routes target the same outcome: land inside or beside an established retail node, rather than a raw parcel identified independently of any anchor tenant.

Why sourcing land this way matters

Land drawn from inside an operating Power Centre carries two advantages a general parcel search does not. The site already satisfies the co-location requirement, because it sits within the Power Centre boundary by definition. And the site inherits the road access, utilities, and traffic pattern the Power Centre owner has already built, reducing the infrastructure Woodfine must provision on its own.
