Geometry of sustainability
The Geometry of Sustainability is Woodfine's approach to building environmental performance: engineering three regulatory standards — the European Lighting Standard, Swiss Air Exchange Requirements, and the German Circulation Ordinance — directly into the Fixed Floor Plate geometry of every Woodfine Building, rather than seeking certification compliance after design is complete. The practical consequence is that every building in the Woodfine portfolio achieves a meaningful reduction in operating costs for Office Tenants relative to conventional office construction.
The Three Regulatory Standards
The Geometry of Sustainability operates through three named regulatory instruments, applied as design constraints at the floor plate level.
European Lighting Standard. The governing instrument is EN 12464-1, the European standard for lighting of indoor work places, most recently updated in 2021. For typical office tasks — writing, reading, data entry — it sets a maintained illuminance of 500 lux at the desk surface, a glare limit (Unified Glare Rating) of 19 or lower, and a minimum colour-rendering index for the light source. Anchoring the Fixed Floor Plate geometry to this standard governs floor plate depth, fenestration positioning, and internal ceiling height. Buildings designed to these parameters reduce reliance on artificial lighting during daylight hours. The improvement in occupant environment quality is measurable, and requires no post-construction technology overlay.
Swiss Air Exchange Requirements. The governing document is SIA 382/1, Lüftungs- und Klimaanlagen — Allgemeine Grundlagen und Anforderungen ("Ventilation and Air-Conditioning Installations — General Basis and Requirements"), published by the Swiss Society of Engineers and Architects (SIA). It specifies minimum fresh air volume per occupied person per hour, sized to maintain acceptable indoor air quality without excess energy consumption. Incorporating that requirement into the building section — the prototype's vertical dimension — drives mechanical system sizing, slab-to-slab height, and duct zone allocation. Air quality in Woodfine Buildings therefore meets a defined quantitative threshold regardless of occupancy level. Conventional systems optimised for average rather than peak conditions deliver a variable result instead.
German Circulation Ordinance. The governing instrument is the German Workplace Ordinance (Arbeitsstättenverordnung, ArbStättV), and specifically its §12 provisions on circulation routes (Verkehrswege). §12 requires that circulation routes be laid out and dimensioned so they can be used easily and safely for their intended purpose, sized to the number of likely users and the nature of the workplace — a standard the interior token set published at bim.woodfinegroup.com operationalises as minimum clear widths of 875 mm for single-person passage and 1,200 mm for two-way passage. The Offset Pulled Back Core deployed in Woodfine Buildings is dimensioned to satisfy that constraint: a continuous corridor with direct line of sight to elevator lobbies at every floor. The configuration meets the clearance requirement while preserving the perimeter leasable area that centre-core designs sacrifice.
Where These Standards Are Published
- EN 12464-1 is issued by the European Committee for Standardization (CEN) and sold through national standards bodies (for example BSI in the United Kingdom, DIN in Germany).
- SIA 382/1 is published and sold directly by the Swiss Society of Engineers and Architects at shop.sia.ch; a 2025 edition has since superseded the 2014 edition cited above.
- ArbStättV is a federal ordinance and, unlike the two standards above, is published in full and free of charge by the German Federal Ministry of Justice at gesetze-im-internet.de.
ESG Vocabulary and Regulatory Performance
Woodfine does not pursue ESG labels as a distinct objective. The approach is the reverse: regulatory standards are applied as engineering constraints, and the measurable consequence is a building that performs at or above the threshold that ESG certification bodies assess. The distinction is methodological — outcome-first rather than label-first.
This approach produces an outcome that is verifiable against the underlying regulatory thresholds: the operating cost reduction is a consequence of compliance with those thresholds, not a performance claim based on a certification body's assessment. The source of the reduction is structural — fixed in the geometry of the floor plate — rather than operational, meaning it is not dependent on tenant behaviour, building management practices, or technology retrofits.
Operating Cost Consequence
Operating costs are a primary determinant of Office Tenant profitability in Regional Markets. In a Regional Market, where competitive alternatives to Woodfine Buildings are typically conventional older construction, the operating cost differential compounds over a lease term. A tenant occupying a Woodfine Building at a given gross rent may have a lower total occupancy cost than a tenant in a legacy building at a lower headline rent, if the legacy building carries proportionately higher operating cost pass-throughs.
The operating cost reduction applies to the tenant's allocable share of building operating costs — HVAC, lighting, and common area mechanical maintenance — not to base rent. The reduction is a direct consequence of the building geometry meeting the three regulatory standards, which reduces energy consumption, mechanical system wear, and maintenance intervention frequency relative to buildings not designed to those standards.
