The **Greenville–Spartanburg regional market** encompasses the adjacent urbanised areas of
Greenville and Spartanburg in Upstate South Carolina, together forming one of the most
significant commercial centres in the Southeastern United States outside the major metro
tier. The Greenville–Anderson–Mauldin Metropolitan Statistical Area — which in combination
with the Spartanburg MSA forms an effectively contiguous urban labour market — had a
combined population of approximately 940,000 in 2021. Greenville is the larger and more
commercially oriented of the two cities, but Spartanburg's county and its industrial base
contribute significantly to the professional services demand of the combined market.

## Economic profile

The Greenville–Spartanburg region has one of the most concentrated foreign direct investment
manufacturing bases in the United States, led by the BMW Group's US manufacturing
headquarters at Spartanburg County's Plant Spartanburg (Greer, SC). The BMW plant, which
produces the X-series vehicle lineup for global export, is the single-largest US automotive
export facility and employs approximately 11,000 people directly, with a substantially
larger supplier ecosystem in the surrounding counties.

The manufacturing base extends beyond automotive to include Michelin North America
(headquartered in Greenville), GE Power, Bosch, and a large number of tier-1 and tier-2
manufacturing suppliers. This foreign-owned manufacturing concentration has driven household
income growth in the region well above the South Carolina and Southeast US averages,
generating demand for the professional services that accompany a population with above-average
household income: wealth management, legal services, healthcare, and executive professional
services.
Greenville does not carry its own entry in the North American Top-400 Regional Markets list.
In the current dataset, "Greenville SC" functions as the metro-core reference point. Two
other markets — Spartanburg, SC (rank 45) and Asheville, NC (rank 104) — are ranked as
suburbs *of* Greenville, rather than Greenville being ranked as a suburban market itself.

Greenville Health System (now Prisma Health), the dominant healthcare system in Upstate
South Carolina, and Spartanburg Medical Center provide healthcare employment and anchor
medical professional service demand in both cities. Furman University, Wofford College,
University of South Carolina Upstate, and Clemson University's Greenville campus (adjacent
to downtown) contribute higher education anchor demand.
## Overview

## Commercial real estate characteristics
According to Wikipedia (accessed 2026-07-10), Greenville's city proper had 70,720 residents
at the 2020 census across 30.02 square miles (metropolitan area approximately 1 million). It
serves as the anchor city of Upstate South Carolina, positioned roughly midway between
Charlotte and Atlanta. Historically "The Textile Capital of the World," Greenville has
transitioned toward advanced manufacturing and automotive production. Major employers include
Michelin's North American headquarters, Prisma Health, Duke Energy, and Bon Secours. Downtown
revitalization since the 1980s and 1990s includes the Peace Center (1990), Falls Park on the
Reedy (2004), and the Liberty Bridge pedestrian suspension structure (2004).

The Haywood Road / Woodruff Road corridor in east Greenville is the primary [[power-centres|power centre]]
and suburban retail concentration, including Costco, Home Depot, Lowe's, Walmart Supercenter,
Target, Best Buy, and a comprehensive mid-box and restaurant retail ecosystem. This corridor,
running roughly parallel to Interstate 85, extends into Mauldin and Simpsonville to the
south, providing a large-format retail zone with strong anchor presence.
Spartanburg, roughly 30 miles northeast of Greenville, had 38,732 residents at the 2020
census across 20.37 square miles, positioned approximately 80 miles west of Charlotte. The
city benefits substantially from the BMW manufacturing facility in nearby Greer — the
company's only full manufacturing plant in North America. That plant employed roughly 8,800
people as of February 2017.

Downtown Greenville has undergone significant revitalisation since the 1990s, anchored by
the Falls Park on the Reedy pedestrian zone and Main Street commercial development. The
downtown market supports a different tenant mix than the suburban power centre zone —
boutique professional services, financial advisors, and law firms with executive clientele
have established presence in the restored historic buildings of downtown.
**Correction (2026-08-02):** this has been untrue since 2019, when BMW opened a
manufacturing plant in San Luis Potosí, Mexico. The Greer plant remains BMW's only
full manufacturing plant in the United States, and its largest plant worldwide by
volume — but not its only one in North America. **Flagged, not resolved.** Healthcare dominates local employment, led by Spartanburg
Regional (9,648 positions), alongside county government, the school district, Wofford
College, and Denny's corporate headquarters. Like Greenville, Spartanburg's economy
historically centred on textile manufacturing before diversifying into healthcare, education,
and corporate services.

Spartanburg's commercial base is concentrated along Interstate 85 and the Westgate Mall
corridor, with a suburban retail node and industrial park environment that reflects its
manufacturing-adjacent economic character.
## Regional Market Standing

## Regional draw
Greenville does not appear as a ranked entry in the
[[atlas-top-400-north-america|Top 400 Regional Markets — North America]] list. This is not a
data defect: in the current build, "Greenville SC" is the metro-core reference point for two
other suburban entries (Spartanburg, rank 45, score 9.0; Asheville, rank 104, score 7.5). This
is consistent with [[about-regional-markets-system|the co-location scoring system's]] own
taxonomy, which excludes metro cores from the suburban-regional ranked pool.

The Greenville–Spartanburg market serves as the professional services hub for a large swath
of Upstate South Carolina and northwestern North Carolina, drawing demand from communities
in Greenwood, Anderson, Cherokee, and Union counties in South Carolina and from Polk and
Henderson counties in North Carolina.
