Zagreb is the capital and largest city of Croatia. It is anchored by Kaufland and Interspar
(hypermarket), Pevex and Bauhaus (hardware), and Decathlon and Hervis (sport) across four
Regional-tier co-location clusters and one District-tier cluster — the largest co-location
presence among Croatia's nine current entries. Graz, Austria sits 147.4 kilometres away by
straight-line distance under the framework's continental reference-point set. Zagreb functions as
Croatia's own capital and primary metropolitan core rather than a functional suburb of Graz,
despite carrying Regional Market classification under the framework's composition gate.

## Overview

Zagreb recorded 767,131 municipal residents at the 2021 census, on the Sava River at the southern
slopes of Medvednica mountain. <!-- wikipedia-sourced: population/description --> The city's
recorded history dates to 1094, when two separate settlements — the clergy centre of Kaptol and
the merchant hub of Gradec — were later unified under a single administration. Zagreb now
functions as Croatia's primary transport hub and hosts nearly all of the country's major
companies, government ministries, and research institutions.

## Anchor Composition

The five clusters span the city and combine hypermarket, hardware, and sport anchors throughout.
Kaufland and Interspar, hypermarket chains comparable to Walmart or Kroger, hold multiple
locations across the clusters, alongside Pevex and Bauhaus (hardware, comparable to Home Depot or
Lowe's) and Decathlon and Hervis (sport).

Civic weight is substantial and concentrated around the University of Zagreb, Croatia's oldest
and largest university, whose dozens of faculties in medicine, law, and engineering sit within
the market's clusters. Multiple major hospitals add further civic density, including Zagreb
University Hospital Centre and the Merkur and Dubrava university hospitals.

## Regional Market Standing

| Field | Value |
|---|---|
| Metropolitan reference point | Graz, Austria |
| Distance (straight-line) | 147.4 km |
| Co-location clusters | 4 Regional-tier, 1 District-tier |
| Catchment population | Not yet computed for this cluster |

The distance above is a straight-line (crow-flies) measurement to the nearest major metropolitan
reference point, not a drive-time or commuting estimate — Zagreb is Croatia's own capital, not a
Graz commuter town. Catchment population has not yet been computed for Zagreb's clusters in the
current dataset build; Croatia is one of six European countries without this figure in the
2026-08-07 release, alongside Bulgaria, Finland, Norway, Romania, and Sweden. See
[[atlas-top-400-europe|Top 400 Regional Markets — Europe]] for the full Top 400 set and
[[co-location-methodology|Co-location Methodology]] for how markets qualify.

## AEC Data

Cluster-level climate, seismic, and wildfire-hazard data has not yet been computed for any of
Zagreb's clusters in the current GIS dataset build. This section will populate once that coverage
extends here; see [[gis-data-overview|GIS Data Overview]] for the AEC data pipeline.
