Tile-level climate zoning

Woodfine sizes climate control to the Tile, not to the individual leasehold and not to the whole floor: every Tile carries its own thermostat, and every Key Plan sharing that Tile shares its thermostat with it. The granularity is set once the Tile is fixed, which is why Building Services is overlaid only after the Leasing Plan — a Tile-level climate zone can only be drawn correctly once the Tiles themselves are known.

Why the Tile is the right unit

A Tile is built from the same real furniture and circulation geometry as the Key Plans it contains, so matching the climate zone to the Tile means a Building Services Collaborator is zoning against a boundary that already exists in the leasing geometry, rather than inventing a separate zoning boundary that has to be reconciled with it afterward. Special Tiles are the one case sized differently — smaller, purpose-built configurations near the building's core and Elevator Lobbies, sized to whatever that location actually requires rather than to the standard Tile module. Because a Special Tile is a complete, self-contained fit at its own scale, it is given its own self-controlled climate zone rather than sharing a standard Tile-sized zone.

What it replaces

The standard replaces individual-leasehold environmental control as Woodfine's default. Tenant-level control sounds like a better amenity, and Woodfine tested it. A broad group of Building Services Collaborators working across Canada, the United States, the United Kingdom, and continental Europe independently reported the same finding. Systems built to give individual tenants their own control led to significant maintenance and reliability problems, and the resulting service failures created real dissatisfaction among tenants and their Users. Woodfine's own environmental control is instead run centrally, as part of property management, on the basis that a centrally optimized system outperforms a patchwork of individually run systems and is what a Class-A building's tenants should expect by default.

Where a tenant can still get more control

The default is not absolute. A tenant leasing a full Corporate Office — roughly a full Tile-sized unit on its own, an eighth of a floor at minimum — reaches the scale at which individual environmental control becomes practical to offer. A tenant that wants distribution beyond that can install and pay for its own higher-end systems, provided the installation does not interfere with the building's shared systems. A smaller tenant sharing a Tile with other leaseholds does not have that option and instead escalates a climate issue through the building's tenant-facing service channel or directly with the on-site building manager.

Consequence for tenant experience and maintenance cost

Because the zoning boundary is fixed at the Tile rather than negotiated leasehold by leasehold, the standard avoids the specific failure mode Woodfine identified in individual-control systems: unreliable service driving repeated maintenance calls and escalating tenant frustration. Sizing the zone to the Tile also means the standard travels unchanged with the Fixed Floor Plate into every deployment of the same prototype class, rather than being redesigned building by building.
