Northampton Regional Market

The Northampton regional market is the county town of Northamptonshire in the East Midlands of England, located approximately 110 kilometres north of London on the M1 motorway. The Northampton urban area had a population of approximately 220,000 in 2021, and the broader Northamptonshire county — encompassing Northampton, Kettering, Corby, and Wellingborough — has a combined population of approximately 750,000. Northampton is one of the largest English market towns and one of the few UK population centres of its size that lacks city status, a characteristic that belies the scale and diversity of its commercial and professional services economy.

Economic profile

Northampton's economy has historically been anchored by footwear manufacturing (the town was England's traditional shoe-making capital), logistics, and distribution, and this logistics emphasis has grown substantially with the expansion of M1 corridor warehousing and distribution capacity. Amazon, ASOS, Hermes Parcelnet, and a large number of major retailers and e-commerce operators have established distribution centres in the Northamptonshire logistics zone, making it one of the most significant distribution employment concentrations in the UK outside the East Midlands conurbation.

Northampton's primary retail park concentration is at the Riverside Retail Park and the Nene Valley Retail Park along the A45 eastern corridor, where Marks & Spencer, Next, Costco, Home Bargains, B&Q, and associated food retail anchor a comprehensive power centre- equivalent retail strip. The Sixfields Leisure and Retail Park to the west provides additional large-format capacity.

The Grosvenor Shopping Centre and the Market Square in the historic town centre anchor traditional retail. The Northampton Professional Quarter and the Angel Street area retain legal, financial, and insurance professional services tenancy.

The logistics economy has driven significant growth in industrial and warehouse professional services (contract logistics specialists, freight forwarding, supply chain management consultancies) that require office space near the distribution zones rather than in the town centre.
