Tech Industrial Development Class

Tech Industrial is one of the six development classes in Woodfine Management Corp.'s direct-hold portfolio. It is a single-storey building format distinct from the office formats of Professional Centres and Suburban Office and from the retail format of Retail Select, combining a retail storefront with shop-floor industrial space.

The 25/75 configuration

Tech Industrial buildings provide a 25% retail storefront component and 75% shop floor area, with grade-level panel van access at the shop floor level. The 25/75 configuration is standardized and applied consistently regardless of the specific operational requirements of individual tenants — it is a fixed Prototype, not a per-tenant customization.

Tenant fit

The Tech Industrial format accommodates last-mile logistics operators and workshop users who require direct vehicle access at grade combined with a retail presence — occupiers whose operations sit between conventional retail use and heavier industrial use. Tech Industrial tenants serve the last-mile logistics, light manufacturing, and service-business demand that a regional commercial cluster generates: as a Power Centre attracts retail and professional activity, the supporting supply chain, maintenance, and service infrastructure grows proportionally, and Tech Industrial spaces on or adjacent to the site accommodate the operators who serve that demand.

Siting within the co-location footprint

Like Retail Select, Tech Industrial functions as a backfill format: it is not deployed as a standalone product, but maximizes site coverage on a Development Site where the primary office building types do not consume the full developable area or where zoning height restrictions apply, in relationship to a qualifying power centre anchor under the co-location methodology.
