Retail Select Development Class

Retail Select is one of the six development classes in Woodfine Management Corp.'s direct-hold portfolio. It is a single-storey commercial-retail building type positioned within the same 1.0-kilometre proximity radius as Professional Centres, serving as the street-level retail complement to Woodfine's multi-storey office classes.

What Retail Select is

Retail Select buildings are single-storey commercial-retail structures, distinct from the multi-storey office format of Professional Centres and Suburban Office. The class accommodates uses such as bank branches and drive-through services — retail and personal-service formats that require ground-level, direct-access premises rather than a multi-floor office fit-out.

Siting logic: the 1.0-kilometre radius

Retail Select shares the tightest proximity band in the direct-hold portfolio with Professional Centres: positioning within 1.0 kilometre of a power centre anchor. This shared radius is deliberate. Retail Select tenants depend on the pedestrian and vehicle traffic that the power centre anchor and the surrounding professional building population generate, and that dependency is strongest at the closest proximity band the portfolio defines.

Why the class exists: a campus-complement role

Retail Select is not deployed as a standalone product. Its role is to complement the multi-storey professional building in a campus deployment, occupying street-level positions that a multi-storey office structure does not use efficiently. Where a Professional Centres building anchors the vertical office demand at a site, Retail Select fills the adjacent ground-level positions with retail and personal-service uses that keep the overall site active outside standard office hours and add a further, uncorrelated income stream to the campus.

This complementary role also means Retail Select siting decisions are made in conjunction with the office classes on the same site rather than independently. A site's Retail Select allocation reflects the ground-level retail capacity the campus design supports once the office building footprint is set, not a separate site-selection process of its own.

Tenant fit

The Retail Select tenant profile centres on uses that require dedicated ground-floor premises and direct vehicle or pedestrian access rather than a suite within a multi-floor building: bank branches, drive-through service formats, and comparable single-storey retail operations. These tenants typically carry shorter fit-out cycles and different lease structures than the professional office tenants in the same campus, giving Woodfine a further diversification point within a single deployment.
