Professional Centres Development Class
The Professional Centres Development Class is the standardized building vocabulary that Woodfine Management Corp. deploys across its Qualified Investment sites. It comprises four building types: Professional Centres, Suburban Office, Retail Select, and Tech Industrial. Each type conforms to a fixed Prototype — a predetermined configuration of floor plates, structural systems, and tenant service standards that does not vary by market or development site. Buildings are not redesigned to fit a site; sites are selected because they can accommodate the required Prototype combinations in a Campus Design.
Primary Mandate: Professional Centres and Suburban Office
The primary mandate of the Direct-Hold Solutions concentrates on two building types within the development class.
Professional Centres are three-to-five-floor buildings engineered for high-efficiency professional tenancy. The target tenant base consists of professional services operators — law firms, accounting practices, dental groups, and medical users — who have reached capacity in Metro Markets and require institutional-grade leaseholds in Regional Markets to anchor their distributed workforce operations. Without institutional-grade space in Regional Markets, these operators cannot execute expansion into non-Metro geographies. The Professional Centres building type is the primary product designed to meet this need.
Suburban Office buildings span six to nine floors and serve a broader range of office users including Academic, Business, Civic, and Laboratory occupants. The Suburban Office type accommodates tenants requiring larger floor plates or greater vertical presence than the Professional Centres configuration provides.
Offset Pulled Back Core configuration
Both types share a defining structural characteristic: the Offset Pulled Back Core. This configuration moves the elevator and service core away from the building's geometric centre, freeing the floor plate perimeter for contiguous tenant occupancy. Combined with a system of Key Plans and Tiles — a modular demising framework — the Offset Pulled Back Core allows a single floor to be configured as a single large tenancy, multiple smaller tenancies, or any combination, without altering the structural envelope.
The result is operational flexibility for the tenant within a building that is constructed to a fixed Prototype. Woodfine's standard for its buildings states that the goal is to provide tenants with the demising and services that allow for high efficiency within their leaseholds and the ability to build out any arrangements they may require.
Supporting Types: Retail Select and Tech Industrial
Two additional building types complete the development class. Retail Select and Tech Industrial are not standalone investment products; they function as backfill formats that maximize site coverage on Development Sites where the primary building types do not consume the full developable area or where zoning height restrictions apply.
Retail Select and Tech Industrial tenant profiles
Retail Select accommodates ground-floor tenants providing retail and personal services. The target tenants for Retail Select include banks, mobile phone providers, pharmacies, optometrists, personal care operators, jewelry retailers, and health supplement retailers. Food service providers are explicitly excluded from Retail Select spaces. This exclusion is a deliberate design decision: food service operations generate parking demand, waste management requirements, and ventilation infrastructure that reduce the efficiency of the overall site and impose operational liabilities on the development that are inconsistent with the Prototype economics.
Tech Industrial provides buildings with a 25% retail storefront component and 75% shop floor area, with grade-level panel van access at the shop floor level. The Tech Industrial format accommodates last-mile logistics operators and workshop users who require direct vehicle access at grade combined with a retail presence. The 25/75 configuration is standardized and applied consistently regardless of the specific operational requirements of individual tenants.
Campus Design
All Woodfine buildings on a single Development Site are organized under a unified Campus Design. A Campus Design is a site-wide configuration in which the physical relationships between building footprints, shared infrastructure, parking, and site access are determined as an integrated whole rather than as a collection of independent buildings. The Campus Design standard requires that every building on the site conform to the Prototype specifications and that the site as a whole function as a coherent physical development.
Site qualification consequences
The Campus Design requirement has a direct consequence for site selection: a Development Site that cannot accommodate the required Prototype combinations within a Campus Design does not qualify for acquisition. If the combination of Professional Centres, Suburban Office, and any applicable Retail Select or Tech Industrial backfill that the site's land area and zoning permit does not produce a conforming Campus Design, the land does not qualify. Woodfine does not modify its building Prototypes to accommodate suboptimal site configurations.
Standardization rationale
This discipline is intentional. The standardization of the building Prototype and the Campus Design framework is what allows the Direct-Hold Solutions to operate with the construction velocity and repeatability of a National Retailer Rollout Program. If each development site required a custom building configuration, the construction management and cost estimation systems that support multi-site deployment across multiple jurisdictions would not apply. The Prototype is not a design constraint; it is the mechanism that makes the Growth Strategy executable at scale.
Relationship to National Retailer Anchors
The Professional Centres Development Class is designed to function in physical proximity to National Retailer anchors operating in existing Power Centres. National Tenants — professional services operators expanding from Metro Markets — seek leaseholds in Regional Markets that are accessible to their clients and staff. Institutional-grade office space co-located with established National Retailer anchors provides the combination of professional environment and commercial infrastructure that these tenants require.
Retail Select and Tech Industrial co-location benefits
The Retail Select format in particular benefits from the pedestrian and vehicle traffic generated by Power Centre anchor operations. Retail Select tenants in banking, pharmacy, and personal services categories attract patronage from the same customer base that the National Retailer anchors draw to the Power Centre. The co-location of Retail Select tenants within a Campus Design adjacent to a Power Centre anchor creates a complementary retail environment rather than a competing one.
Tech Industrial backfill addresses the last-mile logistics and commercial services demand that regional commercial clusters generate. As Power Centres attract retail and professional activity, the supporting supply chain, maintenance, and service infrastructure grows proportionally. Tech Industrial spaces on or adjacent to Power Centre sites accommodate the operators who serve that demand.
Capital Allocation
Investment in the Professional Centres Development Class is structured through the four Direct-Hold Solutions vehicles. Capital raised through each vehicle is deployed to acquire, develop, and manage Woodfine Buildings in Qualified Investment sites in the applicable jurisdiction. The Qualified Investment criterion — co-location with a Power Centre anchor, Campus Design conformity, Prototype compliance — applies consistently across all four jurisdictions, subject to local land-use and construction regulatory requirements.
