This glossary defines the vocabulary specific to Woodfine Management Corp.'s direct-hold development model. It is deliberately narrow: Woodfine's internal reference material also documents several hundred general architecture, engineering, and construction terms — building-code definitions, sustainability-certification names, mechanical-systems vocabulary — that are standard industry usage and already well documented elsewhere. Those generic terms are out of scope here. This article covers only the proprietary terms that describe Woodfine's own development model and would not be found in a general AEC glossary.

Where a term already has a dedicated wiki article, this glossary gives a one-line summary and a link rather than repeating the full definition.

**Buying Program.** The portfolio-wide procurement mechanism through which Woodfine purchases directly from suppliers on behalf of every building in the direct-hold portfolio, aggregating volume across deployments to secure rebates and cost efficiencies a single-building buyer could not obtain. **Campus Design.** A unified, site-wide plan governing building footprint placement, parking fields, utility connections, and pedestrian circulation for every structure on a single Development Site. Full definition: [[site-selection-terminology|Site selection terminology]].

**Co-location.** The strategy of siting a Woodfine building adjacent to a [[power-centres|Power Centre]] anchor to transpose retail-anchor demand stability onto office and professional-tenant demand. Full definition: [[co-location-strategy|Co-location strategy]].

**Cost-Plus.** Woodfine's project delivery and pricing philosophy: project costs are calculated directly and a predetermined profit margin is added on top, rather than pricing to market comparables. The approach is used to keep cost structure transparent and controlled across the Rollout Program's repeated deployments, and is referred to internally as the Woodfine Delivery Method.

**Development Classes.** The categorical taxonomy of Woodfine building types: Professional Centres, Suburban Office, Retail Select, Tech Industrial, Parking Structures, and Vertical Warehouses. Full definition of each: [[about-development-classes|Development classes]].

**Development Site.** A specific parcel of land identified — and, where acquired, held — for a Woodfine deployment. A Development Site becomes a Qualified Investment only once it satisfies Woodfine's co-location, Campus Design, and permitting criteria in full (see [[site-selection-terminology|Site selection terminology]]), and is evaluated within the bounded [[development-regions|Development Region]] that governs its jurisdiction and market-data scope.

**Direct-Hold Solution.** The top level of Woodfine's development taxonomy, one level above Development Classes. The direct-hold portfolio is organized into three solution families: Woodfine Professional Centres (which groups the four Development Classes sited by Power Centre proximity — Professional Centres, Suburban Office, Retail Select, and Tech Industrial), Woodfine Vertical Warehouses, and Woodfine Parking Structures (the latter two each standing alone, sited outside the Power Centre proximity model). **Fixed Floor Plate.** The standardized, immutable structural footprint used across every deployment within a prototype class. Full definition: [[fixed-floor-plates|Fixed floor plates]].

**Mix-of-Use.** The tenant curation model that assembles a stable professional ecosystem from five occupier categories — academic, business, civic, laboratory, and medical — within a single Woodfine building. Full definition: [[mix-of-use|Mix-of-use]].

**National Pricing.** The bulk-purchase discounts secured through the Buying Program, applied uniformly across every building in the portfolio rather than negotiated building by building.

**National Retailers.** The large-format retail chains — the Power Centre anchors — whose presence at institutional scale drives Woodfine's co-location site selection. Distinct from National Tenants, below: National Retailers anchor the adjacent Power Centre; National Tenants anchor the Woodfine building itself.

**National Tenants.** The academic, medical, and civic occupiers whose institutional identity anchors a building's credibility and stabilizes its Mix-of-Use composition. Full definition: [[national-tenants|National tenants]].

**Power Centre.** A retail node anchored by multiple large-format national retailers, serving as the primary site-selection anchor for Woodfine deployments. Full definition: [[power-centres|Power centres]].

**Prototype.** The standardized building design — built around a Fixed Floor Plate — repeated without material change across every deployment within a Development Class. The Prototype is what makes the Rollout Program possible: because the design is fixed before a site is chosen, procurement, construction sequencing, and underwriting can be repeated at portfolio scale rather than re-engineered per building. **Regional Markets.** The ranked population centres — 50,000 to 300,000 residents, with high disposable income relative to retail supply — that Woodfine's co-location methodology screens and ranks for development. **Rollout Program.** The country-by-country program of repeating a standardized Prototype design across multiple sites for efficiency and scalability. Full definition: [[rollout-index|The Rollout Program]].

**Sub-Prototypes.** Defined variants of the Prototype adapted to specific site constraints — a narrow parcel, a corner lot, an irregular boundary — while preserving the core structural grid and Fixed Floor Plate discipline. Full definition: [[fixed-floor-plates|Fixed floor plates]].

**Test Sites.** The initial deployments used to validate a new Prototype or a new Development Market before the Rollout Program commits to that market at scale.

**Top 400 Regional Markets.** The ranked shortlist of the highest-scoring Regional Markets in a given territory, produced by Woodfine's co-location scoring methodology. **Unlevered Square Feet.** The portion of a building's physical area built using only initial equity capital, before any debt-financing draw is applied. The distinction matters for underwriting: unlevered area carries no debt-service obligation and is tracked separately from area built against a financing facility.
