The system combines cistern and irrigation-gallery storage, a greywater plumbing system, permeable paving, and bioswales, and its objective is stated plainly: enough stored water in the cistern and irrigation gallery for the landscaping to be self-sufficient. ## What it replaces Jurisdictional codes already require Storm Water Management at every Development Site, and Woodfine complies with it without exception. But Storm Water Management is designed around isolated events — a heavy rain, a flood risk the civil engineering has to absorb — not around what a planted parking lot needs on an ordinary day. Most Power Centre developments rely entirely on retention ponds and drainage ditches for that isolated-event case and have no mechanism at all for day-to-day water needs. The consequence is landscaping that a stormwater system was never built to sustain, and it shows. A parking field can be laid out with the same landscaped intent as any other, and it can still read as a bare, largely unplanted expanse of pavement once built — because nothing in a stormwater-only system keeps it watered between storms. ## The four components A cistern and an irrigation gallery store water for release into the landscaping on an ongoing basis, independent of rainfall timing. A greywater plumbing system routes water already used inside the building — sink and fixture discharge, not sewage — back into that storage rather than to the municipal system, recognizing that not every Development Market receives enough rainwater to make rainwater harvesting alone sufficient. Permeable paving lets water infiltrate through the parking surface itself rather than sheeting off it, feeding the site's water table instead of the storm drain. Bioswales — planted depressions engineered for water retention, not simple drainage ditches — sit throughout the parking lot as the visible expression of the system, holding water at the surface long enough for it to be used rather than immediately conveyed away. ## Where irrigation still applies The Water Management System does not replace irrigation outright; it is paired with a mix of permanent irrigation, temporary irrigation, and hand watering. That mix is chosen because a single irrigation method applied uniformly performs worse than a mix suited to what each part of the landscaping actually needs. Fixed sprinkler coverage is treated as the least preferred option in this mix. Where a water feature is included on a Development Site, it is required to serve the system functionally — aerating stored water for the greywater plumbing system, for instance — rather than existing as pure ornamentation with no connection to water conservation. ## Consequence for landscaping as an asset Landscaping that depends on a system built for it, rather than on whatever water happens to be available, is landscaping Woodfine can expect to mature rather than decline. That distinction matters because landscaping that is nurtured and allowed to grow is treated as contributing to the equity of the property, not as a maintenance cost to be minimized.
