The order is not a scheduling convenience; it is the mechanism Woodfine relies on to keep any one collaborator from redesigning the building around their own discipline's convenience once construction is already committed. ## The three-step order [[key-plans-and-tiles|Key Plans and Tiles]] come first because they are the Leasing Plan — the available leaseholds a Woodfine building is built to sell. Once the Key Plans and Tiles are fixed, Building Services is overlaid against them, sizing distribution and service zones to leaseholds that are already known rather than to a floor plate that might still change. Structural comes last: only once Building Services has been overlaid on the Key Plans and Tiles can a Structural Collaborator identify which structural system — concrete, steel, timber, or hybrid — actually fits the resulting Tenant Mix and leasehold sizing. ## What it replaces The order replaces an earlier practice of engaging Structural or Building Services before the Leasing Plan was settled. That practice deferred to whichever discipline happened to be under contract first, or to the "convenience of design" a linear structural grid offers a Structural Collaborator regardless of what the leaseholds actually needed. The failure mode was direct. Woodfine's own experience shows this went wrong in roughly half of past projects, where involvement with a tenant's designers on the Key Plans came only after the building was already built. By then it was too late to change what the Key Plans could have meant for the design of the building itself, not just for the individual leasehold being fitted out. ## Why leasing sets the terms, not the reverse A [[fixed-floor-plates|Fixed Floor Plate]] whose demising walls fall at [[key-plans-and-tiles|Tile]] boundaries is only column-free at the leasehold level if the structural grid was placed around the Tiles — not the other way around. Sequencing Leasing Plan first is what makes that possible: a Structural Collaborator working from a completed Key Plans and Tiles layer places columns in line with leasehold boundaries, rather than fitting leaseholds around a grid chosen for beam economy. The same logic governs [[tile-level-climate-zoning|Tile-level climate zoning]], where Building Services can size a thermostat zone to a Tile only once the Tile itself is fixed. It also governs [[structural-bay-depth-discipline|structural bay depth]], which depends on knowing what a leasehold needs before a beam span is chosen to serve it. ## Consequence for construction discipline The sequence is also what lets Woodfine avoid depending on any single collaborator to hold the whole design together. Because each layer is complete before the next collaborator begins, no one discipline can force a redesign of an earlier layer without an explicit decision to reopen it.
