Optimum Mosaic Demographic Profiling

The Optimum Mosaic is the demographic signature of the trade areas surrounding Woodfine Management Corp.'s highest-ranked Primary Target co-location sites. It is derived by cross-referencing the demographic profiles of the top 25 to 100 Walmart Supercentre locations, sorted by sales per square foot in descending order, to identify the household income, age structure, family composition, and secondary trade patterns that are common to the most commercially productive Primary Target sites in the dataset.

Benchmarking and governance applications

The Optimum Mosaic is used in two ways. It serves as a benchmarking standard for evaluating individual Development Site candidates — sites whose surrounding demographic profile closely matches the Optimum Mosaic are more likely to perform in line with the highest-performing Primary Targets. It also serves as a communication tool for engaging the Independent Directors of the General Partner in the site approval process and for presenting the investment rationale to prospective tenants.

The Sales Per Square Foot Ranking

The Optimum Mosaic methodology uses sales per square foot as its primary sorting criterion for identifying the top Primary Target locations. Sales per square foot is a retail performance metric that reflects consumer purchasing intensity within the trade area: a Walmart Supercentre generating high sales per square foot is operating in a trade area where consumers have both the purchasing capacity and the frequency of visit required to drive volume above the chain average.

Sorting Primary Targets strictly by sales per square foot — rather than by total sales volume, total floor area, or geographic rank — identifies which retail nodes are most efficiently extracting consumer purchasing from their trade areas. A smaller Supercentre with exceptionally high sales per square foot outranks a larger Supercentre with average productivity. This ranking captures consumer demand density rather than absolute market size, which is the more relevant criterion for identifying development sites where professional services tenancy will find a viable client base.

Sample size and jurisdiction pooling

The top 25 to 100 Primary Targets by sales per square foot are the sample from which the Optimum Mosaic is extracted. Including the top 25 produces a tighter, more concentrated demographic profile. Expanding to 100 produces a broader profile that may capture demographic variation across geographies and jurisdictions. Combining Primary Target data from the United States, Canada, and Mexico — rather than analyzing each jurisdiction separately — may produce a richer Optimum Mosaic that reflects underlying consumer demand patterns across North American Regional Market geographies rather than jurisdiction-specific conditions.

The Optimum Mosaic report outlines the methodology and resulting demographic profile in the context of Woodfine Professional Centres and their relationship to the Primary Target anchor. The demographic dimensions captured in the Optimum Mosaic include the household characteristics of the surrounding trade area population.

Secondary trade strength

A key dimension is secondary trade strength. The Optimum Mosaic is expected to show a strong secondary trade component: the purchasing activity generated by consumers who travel to the Primary Target from outside the immediately surrounding community. Strong secondary trade at a Primary Target confirms that the commercial node draws from a wider catchment than its local population alone, which in turn indicates that professional services located at or adjacent to the node will have access to a client base extending beyond the immediate community.

The secondary trade metric distinguishes Regional Market sites from purely local-serving commercial nodes. A Supercentre whose trade area is dominated by secondary trade is a node that functions as a regional commercial hub, not just a neighbourhood grocery store. The Professional Centres development type performs best in precisely these regional hub environments, where the combination of local patronage and secondary trade provides the client density for professional services operators to sustain viable practices.

The Optimum Mosaic is the benchmark against which site-specific demographic profiles are measured in the Transaction Summary Report. For each Development Site candidate identified through the geographic co-location methodology, a Transaction Summary Report is prepared that presents the actual demographic profile of the Primary Target location and compares it directly with the Optimum Mosaic.

Report structure and board review

The Transaction Summary Report structure includes an introduction to demographic profiling, an outline of the Optimum Mosaic, the demographics of the specific Primary Target location, the secondary trade pattern generated at that Primary Target, and a direct comparison between the location's profile and the Optimum Mosaic benchmark.

This comparison structure is designed to support informed review by Independent Directors of the General Partner, whose governance mandate requires that site approvals be grounded in documented and reproducible analysis. The Transaction Summary Report provides that documentation in a template format that can be applied to each potential development site in the same way, enabling the Board to compare sites across jurisdictions and geographies on consistent terms.

Cross-Jurisdictional Application

The Optimum Mosaic methodology is applied across the three primary jurisdictions — Canada, the United States, and Mexico — using jurisdiction-specific demographic data sources appropriate to each national context. The underlying analytical logic is identical across jurisdictions: sort Primary Targets by sales per square foot, extract common demographic characteristics from the top-performing sites, and use the resulting profile to evaluate individual site candidates.

Where the Optimum Mosaic reveals demographic characteristics that are common across all three jurisdictions — income levels, household size, age distribution — those characteristics represent the most robust signals for site selection, because they hold regardless of jurisdiction-specific regulatory or economic conditions. Where the Optimum Mosaic reveals characteristics that are jurisdiction-specific, those characteristics may reflect national regulatory, cultural, or income distribution factors that need to be interpreted in context rather than applied as universal standards.
