Woodfine Capital Projects — Co-location Intelligence Platform
Woodfine Management Corp. operates a proprietary retail co-location intelligence platform designed to identify, rank, and validate commercial real estate nodes across North America and Europe. This encyclopedia serves as the definitive reference for the firm's spatial methodologies, ranking algorithms, and regional deployment indices.
All content is structured for institutional review and strictly adheres to verifiable, data-driven spatial analysis.

The Retail Co-location Ranking System
The Woodfine co-location ranking system evaluates retail sites using a deterministic algorithm that scores each hypermarket anchor location based on the convergence of secondary and tertiary retail and civic categories within defined catchment radii.
The system produces a 12-rank index mapped to five quality tiers, visualised on the GIS platform using a warm-to-cool colour scale. At the apex is the Tier 5 (Full Co-location), representing sites where an anchor operates within 3 km of both a hardware superstore and a warehouse club, and within 5 km of both a healthcare facility and a university. This indicates that all four independent capital-selection processes have converged on the exact same geographic node.
Did you know...
- Global scale: The current dataset identifies 2,738 ranked co-location sites globally, encompassing 2,488 in North America and 250 in Europe.
- Apex scarcity: As of May 2026, there are only 102 Tier 5 (Full Co-location) sites across North America. Rank-1 sites represent just 3.7% of total anchors, strictly enforcing index scarcity.
- Data provenance: The platform analyzes over 31,000 individual retail locations across 60+ chains, fusing OpenStreetMap service-business data with Overture Maps Foundation civic infrastructure records.
