Woodfine pursues both mandates concurrently because the institutional tenant base that anchors the portfolio — National Tenants undertaking Regional Market expansion — increasingly requires compliance with both certification types as a condition of occupancy, and legacy office inventory in Regional Markets typically cannot satisfy either.

The Investable–Repurpose Split in Office Markets

The economic context for Dual-Mandate Building Certifications is the division of Regional Market office inventory into two categories based on capital market eligibility. Buildings that can demonstrate measurable environmental performance and human-centric workspace standards attract institutional capital and National Tenants expanding their Regional Market footprint.
