A power centre is a retail development anchored by multiple large-format, national-chain stores — typically a warehouse club, a home-improvement superstore, and a general merchandise retailer — each independently operating a store of 60,000 square feet or more. Power centres represent large, stable capital commitments from national retailers and generate sustained regional destination traffic that distinguishes them from neighbourhood shopping centres or single-tenant retail formats.

The reasoning is structural: each retailer anchoring a power centre has independently committed capital following its own site-selection analysis. Their convergence within a single development or corridor is independent corroboration of regional demand — the same analysis that drives the [[topic-co-location-methodology|co-location methodology]].

## National retailer composition

The national retailers that anchor power centres relevant to Woodfine co-location deployments fall into several categories:

**Warehouse clubs** attract high-frequency visits from professional-income households and operate on a membership model that builds sustained destination habits. Their parking requirements generate large surface or structured parking areas, which the co-location adjacency leverages.

**Home-improvement superstores** attract high-ticket project purchases and serve both residential and small-commercial customers. Their presence signals an established owner-occupier residential base in the regional catchment.

**General merchandise retailers** with large-format stores (typically in excess of 150,000 square feet for supercenter formats) generate the highest visit frequency among big-box anchors and serve as reliable population-level demand proxies.

**Last-mile logistics**: national delivery infrastructure — fulfilment hubs, parcel drop networks — increasingly co-locates with power centre developments. This makes power centres relevant to Tech Industrial co-location deployments as well as Professional Centres.

## Geographic distribution and market targeting

Power centres are concentrated in [[about-regional-markets|regional markets]] — cities and metropolitan areas with populations between 50,000 and 300,000 — where land availability and drive-based catchment economics favour the large-format model. In major metro areas, power centres compete with infill retail formats; in regional markets, the power centre is typically the dominant commercial hub.

## Relationship to the 1-kilometre criterion

The professional centre must be positioned within 1.0 kilometre of the power centre perimeter to qualify as a co-location deployment. At this distance, the professional building shares the power centre's catchment draw without requiring a dedicated destination trip. The 1.0-kilometre radius is derived from observed pedestrian and light-vehicle access behaviour in the drive-based regional markets where co-location is deployed.

Power centre access roads, parking infrastructure, and signage sightlines are evaluated as part of the site geometry assessment — a professional centre that requires a separate vehicle trip to access from the power centre anchor parking fails the adjacency threshold regardless of straight-line distance.
