The **Augsburg regional market** is a mid-sized urban centre in the Swabian region of
Bavaria, located approximately 65 kilometres northwest of Munich along the A8 autobahn
corridor. The Augsburg urban district had a population of approximately 296,000 in 2021,
and the broader Augsburg Landkreis and surrounding area bring the regional catchment
population to approximately 450,000–500,000. As part of the Munich Metropolitan Region,
Augsburg functions both as an independent commercial and industrial centre and as a western
counterpart to Munich's primary agglomeration, with significant cross-commuter flows in
both directions.

## Economic profile

Augsburg has a long manufacturing tradition rooted in textiles, printing machinery, and
aerospace, and this industrial base has modernised into advanced manufacturing, aerospace
supplier industries, and precision engineering. MAN Energy Solutions (formerly MAN Diesel
& Turbo) maintains a significant engine manufacturing presence. The premium manufacturing
heritage gives the city a dual-income professional structure: a substantial skilled trades
and engineering workforce alongside a professional services and administrative class.

The University of Augsburg, with approximately 20,000 students, anchors a technology
transfer and knowledge services layer, with particular strength in business administration,
economics, law, and computer science. The Augsburg University Hospital (Universitätsklinikum
Augsburg) is the dominant healthcare facility for Swabia and acts as the primary medical
referral centre for the region, providing specialist healthcare employment outside of Munich.

Augsburg benefits from a spillover effect from Munich's labour market: individuals employed
in Munich who choose to reside in the more affordable Augsburg market, and Augsburg-resident
professionals with service offerings to both Augsburg and Munich-based clients. This commuter
pattern expands the effective professional services demand base.

## Commercial real estate characteristics

The Augsburg Fachmarktzentrum infrastructure is concentrated primarily in the northern and
eastern periphery of the urban area, along the Bürgermeister-Ulrich-Straße and Augsburg
Nord commercial zones, where large-format retailers including OBI, Hornbach, Kaufland, and
Mediamarkt anchor retail strips consistent with the Fachmarkt format. These represent the
appropriate [[co-location-strategy|co-location]] signal for professional centre investment in the German market.

The historic city centre — with its Renaissance architecture, patrician buildings, and
pedestrianised Maximilianstraße — is a high-traffic mixed commercial zone with fashion
retail, financial services branches, and medical professional practices at ground floor
and first floor levels. The central location supports a different professional services
tenant mix than the peripheral Fachmarktzentrum zones.

Professional office supply includes modern properties in the Businesspark Augsburg North
and the Göggingen / Inningen commercial zones to the south, which are the primary location
of technology company offices and back-office professional services.
