across the river in Bavaria. The combined Ulm–Neu-Ulm urban agglomeration had a population
of approximately 185,000 in 2021, with a broader regional catchment extending through the
Alb-Donau-Kreis, Biberach, and Günzburg districts to approximately 500,000–600,000. Ulm
occupies a strategic position on the A8 autobahn between Stuttgart (88 km west) and Munich
(136 km east), making it a commercial hub for the upper Danube region and a natural waypoint
for the Baden-Württemberg–Bavaria industrial corridor.

## Economic profile

Ulm's economy is anchored by three distinct and complementary pillars: automotive and
automotive technology supply, medical technology and life sciences, and federal military
institutions. Daimler Truck (formerly Daimler) maintains truck assembly operations in the
Ulm area, and the broader Swabian manufacturing tradition has produced a cluster of
automotive and precision engineering suppliers including ZF Friedrichshafen (headquartered
in nearby Friedrichshafen) and Liebherr Group (Biberach).

The medical technology sector is a distinctive feature of Ulm's economy: Dentsply Sirona,
Fendt, and a cluster of medical device and diagnostics companies have established operations
in the Ulm Science Park and the adjacent Medizin + Technik business cluster. Ulm University
Hospital (Universitätsklinikum Ulm) is the primary medical centre for the upper Danube
region, providing specialist healthcare for a broad catchment.

The Bundeswehr Headquarters in Ulm — specifically the Führungsakademie der Bundeswehr and
the NATO Joint Support and Enabling Command (JSEC), one of only two new NATO commands
established under the 2018 command structure revision — adds federal military employment
and associated professional service demand. The federal military presence provides stable
institutional employment independent of commercial cycles.

Ulm University, with approximately 10,000 students and strong programmes in medicine,
natural sciences, and engineering, completes the institutional demand base.

## Commercial real estate characteristics

Ulm's Fachmarktzentrum infrastructure is concentrated at the Böfinger Höhe commercial zone
in the north (OBI, Hornbach, Kaufland, Mediamarkt) and in the Neu-Ulm commercial retail
zone at the Silcherpark. The cross-border structure of Ulm–Neu-Ulm means that retail
catchments from both Baden-Württemberg and Bavarian communities converge on the combined
commercial zone.

The Ulm Innenstadt (city centre), with its iconic Münster (the world's tallest church spire)
and pedestrianised Hirschstraße, is the primary traditional retail node. The Sedelhöfe
retail and office development (completed 2019, adjacent to the main station) represents
