Tech Industrial is one of the six [[about-development-classes|development classes]] planned for Woodfine Management Corp.'s direct-hold portfolio. Unlike [[class-professional-centres|Professional Centres]], [[class-suburban-office|Suburban Office]], and [[class-retail-select|Retail Select]], Tech Industrial has no deployed precedent yet — this article describes the class in planned and intended terms, and its physical dimensions are not yet finalized.

## What Tech Industrial is intended to be

Tech Industrial is planned as a light-industrial and flex-industrial building type, distinct from the office and retail formats that make up the rest of the direct-hold portfolio. It is intended to serve technology-adjacent occupiers whose space requirements are not met by a multi-storey office fit-out or a single-storey retail unit — occupiers whose operations sit between conventional office use and heavier industrial use.

## Intended occupier categories

The class is intended to accommodate uses such as data-processing support functions, light assembly operations, and research-and-development-adjacent activities. These are occupier categories that require more operational flexibility than an office suite provides — greater floor loading, equipment access, or working-space configuration — without requiring the scale or infrastructure of a heavy-industrial or logistics facility. The intended tenant base is not yet finalized in the same way the class's physical specifications are not yet finalized; this description states direction, not a committed tenant program.

## Planned siting within the co-location footprint

Tech Industrial is intended to sit within the same co-location footprint that governs the other proximity-based classes in the portfolio — that is, in relationship to a qualifying [[power-centres|power centre]] anchor, following the [[co-location-methodology|co-location methodology]] applied across the direct-hold program. The specific proximity radius that will apply to Tech Industrial has not yet been set; until it is, the class should be understood as planned to extend the portfolio's addressable occupier base, not as a class with a confirmed siting standard.

## Status: physical specifications not yet finalized

Tech Industrial's floor plate standard, structural system, and building services configuration — the attributes that are fixed and published for the other five classes — are still to be determined. This article will be updated once those definitions are formally supplied. Until then, any reference to Tech Industrial building specifications should be treated as directional and subject to change, consistent with the planned-and-intended framing this class carries throughout.
