The **Regina regional market** is the provincial capital of Saskatchewan and the
second-largest urban centre in the province after Saskatoon. The Regina Census Metropolitan
Area had a population of approximately 250,000 in 2021. As the seat of the Saskatchewan
government, Regina hosts a substantial public sector employment base concentrated in the
provincial bureaucracy, Crown corporations, the judiciary, and regulatory bodies. This
government concentration, combined with the energy sector's provincial headquarters activity

the commercial capital of an extensive agricultural hinterland.

## Commercial real estate characteristics

Albert Street North and the Northgate Shopping District, as well as along Victoria Avenue
in the east end. Costco, Home Depot, Walmart Supercentre, and Canadian Tire anchor the

The south end of Regina, particularly the Harbour Landing area, has experienced significant
residential growth since 2010 and is generating demand for community retail and professional
service tenancy as the new neighbourhood reaches critical residential mass.

Professional office supply in Regina is concentrated downtown along Albert Street and in
the city's two primary suburban office nodes — north Regina near the government cluster
and south Regina near newer residential areas. Downtown Regina retains legal, financial,
and government-adjacent professional tenancy; suburban parks attract medical, technology,
and ancillary professional services.

Regina's government employment creates a distinctive professional service demand characteristic:
lawyers (particularly those practicing administrative, regulatory, and energy law),
accountants with public sector client bases, government-relations consultants, and IT
services firms whose primary client is the provincial government or Crown corporations.
